Calculate your maximum monthly payment.
A good method is to add all your household monthly income before taxes and any deductions. Generally, 30% of this figure will be what a lender will want your monthly mortgage payment to total. There are other factors that may increase or decrease your borrowing potential like interest rates, bank fees and closing costs.

There are state and federal laws protecting your rights when purchasing, financing a home. I will make certain that you get the best deal possible and fairest under the law. That’s part of my job as your realtor.

Shopping for a Home.
As your real estate agent I will be able to find listings for you, based on your wish list. But don't stop there! You can do your own looking, and then ask me to show you the house no matter if it is listed by another broker. Take a drive around neighborhoods that interest you and write down the addresses where there are "for sale" signs. Then call me so I can research the property and present you a property report. This report will include many details about the property like lot size, homes total sq. footage, number of bedrooms and baths, the listings asking price arrange etc. If you wish I will make an appointment to view the property and accompany you on that day. Before making an offer I will give a fair market value report based on recent prior sales and trends so you can better make an intelligent decision when considering a purchase price offer..

SELLING A HOME

First your asking price should be based on the prior sales in your area for similar homes. Keep in mind that a lot of things may affect your properties value. Like recent recent market shifts, interest rates and a few others that are not within your control. However there are also many things you can do to influence your properties marketability and in turn receive a higher price. Some things to do before offering your property for sale are listed below.

First look around your home. Does it need anything, could it use a fresh coat of paint in a bedroom or bath.

How clean does the property look when arriving to it. A little cleaning and landscape can be done inexpensively while increasing its appeal tremendously.

Organize your closet and storage space. If need be throw a garage sale to get rid of some of the clutter in does closets and storage area's. Remember shoppers will look at the closet or storage area's of your home in detail. If they a see closets bursting at seams, they'll wonder how they will  be able to live there with all their stuff. Neatly organized storage areas is a big plus.

Change your air conditioning filters and add some a/c fragrance to give your home a good clean sensation. If your home looks like it could use some painting on the outside consider repainting or offering to pay for it upon sale.
